Qualified professionals in the home inspection industry perform general property assessments. In some states, licensing is required. The property assessment is of “visible and readily accessible” components and areas of the home.

ReloOlogy Inspection Management Services follows the Worldwide ERC® Relocation Property Assessment Guide during the course of our general Relocation Property Assessments unless otherwise directed by our clients.
Outside the home, we will perform a limited visual inspection of the Lots & Grounds, Roof, Exterior Surfaces, Garage/Carports and Foundation. On the interior of the home, we will perform a visual inspection of the Attic, Basement, Crawl Space, walls, ceilings, floors, doors and windows. The Electrical, Heating, Air Conditioning and Plumbing systems will all be examined to ensure that they function as intended. Bathrooms, kitchens and fireplaces will also be inspected for visual defects.
A major components assessment (or inspection), “MCA or MCI,” provides the customer with a preview of the components or conditions that need service or further review but is not all-inclusive. It is designed to provide information on only the major components of a home that may be structurally, functionally, or safety-impacted items. MCAs can be customized to each individual corporate client’s specific preferences. Many corporate clients do not wish to overburden the transferees with too many or small repair expenses. In those cases, the MCA is the perfect Property Assessment product. The sometimes considered “nit-picky” repair items often seen in typical ERC Property Assessment reports are typically excluded from an MCA report.
It should be noted that an MCA inspection is clearly not as thorough as a General Home Inspection. Therefore, issues with the property that are overlooked (not inspected) in the MCI report could impact the valuation of the property and ultimately have a negative financial impact on the corporate client.
