Identify and protect your home from harmful radon gas.
Radon is a radioactive gas that forms naturally when uranium, thorium, or radium, which are radioactive metals, break down in rocks, soil and groundwater. People are exposed to radon primarily from breathing radon in air that comes through cracks and gaps in buildings and homes. Radon comes from the earth, so people are always exposed to it.
Radon gas can cause lung cancer and can have a big impact on indoor air quality. When you breathe air containing radon, you increase your risk of getting lung cancer. You cannot see or smell radon. Testing is the only way to know the level of exposure and then remediation is necessary with a radon level of 4.0pCi/L occurs.
Since radon is a naturally occurring substance, you can never completely get rid of it. The average outdoor radon concentration is 0.4 pCi/L, whereas the average indoor radon concentration is 1.3 pCi/L. It is important to note that there is no safe level of radon; however, it is long-term exposure to elevated levels of radon that pose the most risk. You can reduce the risk by lowering the radon level in your home.
Testing is the first step to screen a property for radon, you can:
Buy a radon test kit from a home improvement store
Order a radon test from ReloOlogy Inspection Management Services (if you have applicable coverage through our Radon Assurance Program).
Hire a radon measurement specialist certified by either the National Radon Safety Board or the American Association of Radon Scientists and Technologists - National Radon Proficiency Program at (800) 723-6695 for a free test kit.
Radon testing is a minimum 48-hour test to determine if levels of radon in the home are above the EPA action level of 4.0 pico curies per liter (pCi/l).
This test is typically conducted using a continuous radon monitor (CRM) that prints a “tape” showing the hourly readings of radon concentration in the air and the overall average radon concentration for the duration of the test.
Radon in the air is measured in “picocuries per liter of air” or pCi/L. The level of radon in outdoor air is about0.4 pCi/L. No home will have 0 pCi/L.
The U.S. Environmental Protection Agency (EPA) has set the ‘action level” for radon at 4.0 pCi/L. You should fix (“mitigate”) your home if radon is above the action level. No level of radon is risk-free, so the EPA recommends you consider action if your home’s radon level is between 2 and 4 pCi/L.
If your test results are below the action level of 4.0 pCi/L, you may want to re-test in two to five years. You should test again if anything is done to the house that may change the air pressure like home renovation or the installation of new heating or air conditioning systems.
Only those with an active Radon Assurance Program™can order a test kit.
ReloOlogy provides a Radon Assurance Protection Program to safeguard against the cost of remediating unexpected radon problems. We offer several variations of our program to address the specific needs and relocation policies of qualified national accounts. Our programs eliminate the need for pre-sale radon testing by beginning protection while the property is in inventory and being actively marketed. Once the property is sold and closed, the coverage extends for an additional twelve (12) month period.
This is our premium service. A radon detector is AUTOMATICALLY PROVIDED to the homeowner. The homeowner performs the testing in accordance with the provided, simple instructions and submits the results to a pre-selected laboratory at no cost to the homeowner. Remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher.
With our gold program, or mid-level option, a radon detector is provided upon request. The homeowner would accomplish the test and submit the results to a qualified, approved laboratory. As with our Level 1 / Platinum program, remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher.
With our silver program, the homeowner must hire a licensed radon testing company to perform a short-term test according to EPA protocols at their expense. If the property fails the test, as with our Level 1 / Platinum program, remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher.
The EPA recommends contacting a licensed professional to install a radon mitigation system if your radon level is at or above 4 pCi/L of air. Radon mitigation systems use a fan to continuously pull air from the soil and vent it outdoors through a pipe. In addition, cracks and openings in the foundation should be sealed.
Already have a radon mitigation system? If you have a mitigation system, be sure to test your home every year or two to make sure the system is operating properly. A system that is incorrectly designed or installed can make the problem worse. Contact ReloOlogy if you need a certified specialist to test your home.
Do you currently have a Radon Assurance Program and need to obtain a testing device? Complete the information below to order a testing device. ReloOlogy will contact you within 2-3 business days to confirm your order and provide any necessary next steps.
