Inspection Services

(General) Home Inspection (GHI)

An accurate property assessment is critical to identify the true value for a property and the ultimate equity position for the transferee. Obtaining an objective and accurate general home inspection on a Worldwide ERC® Relocation Property Assessment Form (or Property Inspection Report in Texas) is an absolute must prior to extending an appraised value offer. This inspection will identify the overall condition of the property (barring items requiring specialized inspections) better than any other single inspection. As with all of our inspections, the inspector is instructed to adhere to all policy, industry, local, state and national regulations and standards.

Wood Destroying Insect Inspection (WDI)

A wood destroying insect inspection (WDI) is performed to determine if visible evidence of destroying insects are present and active. In most resale transactions and all transactions in which a HUD/FHA secured mortgage will be placed on the property, a WDI inspection is required.

Roof

A roof inspection is not always required, but is recommended based on the age and location of the property. A roof inspection or certification is typically separate from a general home inspection. Home Inspectors do not normally perform thorough roof inspections and if they do accomplish an inspection, the roof is generally viewed from the ground. A well should be tested for both potability and water supply / flow rate in addition to the overall condition of the applicable onsite equipment. On occasion, residential wells can run dry, directly affecting property value. Well inspections are beyond the scope of a general home inspection. In some cases, as required by the state and/or locale, we utilize well specialists to visually evaluate the overall condition and operability of the well system and/or individual components, in addition to testing the water. Repair recommendations are also provided, where necessary and possible.

Septic System

A properly operating septic system is a vital component of many homes located in more rural areas and can directly affect the resale value of a property. Although it is a critical part of a home, it is common to overlook the importance of inspecting the system and identifying its condition. Unfortunately, there is no absolute way to predict how long a septic system will last or if it will be able to handle an increased load (e.g., a larger family). However, a septic inspection can provide useful information on the condition of the system as it exists at the time the system is inspected. While predicting the future with regard to the septic system is not the intent of a septic inspection, the inspection often uncovers defects which can save your customer significant unexpected expense.

Radon is a naturally occurring radioactive gas that you cannot see or smell and can have a big impact on indoor air quality. When you breathe air containing radon, you increase your risk of lung cancer. Testing is the only way to know the level of exposure and remediation is necessary when a radon level of 4.0pCi/L occurs.

Our Radon Assurance Program provides 3 options to address your specific needs and relocation policies.

LEVEL 1

PLATINUM

Our premium service. A radon detector is AUTOMATICALLY PROVIDED to the homeowner. The homeowner performs the testing in accordance with the provided, simple instructions and submits the results to a pre-selected laboratory at no cost to the homeowner. Remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher for U.S. properties and 200 Bq/m³ for Canadian properties.

LEVEL 2

GOLD

Our mid-level option. A radon detector is provided upon request. The homeowner would accomplish the test and submit the results to a qualified, approved laboratory. As with our Level 1 / Platinum program, remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher for U.S. properties and 200 Bq/m³ for Canadian properties.

LEVEL 3

SILVER

With our silver program, the homeowner is required to contact a licensed radon testing company to complete an air test per EPA guidelines (or Health Canada for properties in Canada) at their expense. If the property fails the test, as with our Level 1 / Platinum program, remediation assistance is provided if the property test results reflect a radon level of 4.0pCi/L, or higher for U.S. properties and 200 Bq/m³ for Canadian properties.

ReloOlogy provides a Radon Assurance Program to safeguard against the cost of remediating unexpected radon problems. We offer several variations of our program to address the specific needs and relocation policies of qualified national accounts. Our programs eliminate the need for pre-sale radon testing by beginning protection while the property is in inventory and being actively marketed. Once the property is sold and closed, the coverage extends for an additional twelve (12) month period.
