ReloOlogy inspects properties and provides comprehensive reports to support your review of fiduciary accounts to comply with rules of practice and procedure from the Office of the Comptroller of the Currency (OCC): § 9.6 Review of fiduciary accounts.
Before accepting a fiduciary account, a national bank shall review the prospective account to determine whether it can properly administer the account.
Upon the acceptance of a fiduciary account for which a national bank has investment discretion, the bank shall conduct a prompt review of all assets of the account to evaluate whether they are appropriate for the account.
At least once during every calendar year, a bank shall conduct a review of all assets of each fiduciary account for which the bank has investment discretion to evaluate whether they are appropriate, individually and collectively, for the account.
This assessment is of all accessible and readily visible areas of the exterior and interior of the house. The purpose is to identify deficiencies and provide an overall picture of the property. It includes a final report with a summary of findings, estimated cost to cure for deficiencies and indications if further evaluations are recommended. It includes photos of deficiencies as well as general photos of the interior and exterior property.
A limited visual assessment of the exterior and interior of a house with the focus on any obvious visible concerns specific to the areas defined in the report. Many areas/components and extra measures taken by a home inspector in a full assessment are not within the scope of this limited inspection – including, but not limited to the following: roof from above ground level, inspecting attics, entering crawl spaces, inspecting/testing of electrical system, inspection of HVAC system beyond testing for proper seasonal operation, inspection of water heater beyond apparent leaks, inspecting/testing of appliances. A limited report with photos, but no summary is provided.
LAND INSPECTIONS
This inspection is of unimproved land. It can be a vacant city lot, rural piece of farmland, wooded mountain lot, etc. – relatively most parcels of unimproved land. This also includes a preliminary visual environmental survey, cursory property assessment, and photos. The primary focus of this inspection is to look for visible environmental concerns that our client should be aware of – such as dumping, storage drums, old gas pumps, oil wells, etc. ReloOlogy does not claim to inspect the entire property, especially on larger parcels. ReloOlogy’s unimproved property inspections should be considered limited in coverage and should not be considered as a complete representation of the property.

LIGHT COMMERCIAL INSPECTIONS
A limited visual inspectionMost of our inspectors can perform limited inspections of commercial properties for our trust clients. We will have the interior and exterior of the building inspected for general visible condition, but we do not test or inspect mechanicals (HVAC, electrical, plumbing, etc). Our inspectors are looking for visible deficiencies and are trying to provide a general idea of the upkeep and condition of the property. The fees are quoted on a case-by-case basis and depend on factors such as size and type of building, as well as geographical location.of readily accessible exterior areas of a residential structure. Where allowed by state or local authority, many of our home inspectors can inspect the visible components of private wells (well pump, pressure tank, water pressure, etc.). In addition, they can take a sample of the water to a laboratory to determine if potable.
Either a limited visual inspection of a septic system by a home inspector (where allowed) or a more in-depth full invasive inspection by a septic contractor. The full invasive inspection usually entails opening the tank and pumping it to observe its working condition.
We can have a qualified pest inspector perform a wood destroying insect inspection (commonly referred to as a termite inspection). This inspection is designed to identify wood-destroying insects. Nuisance pests such as spiders, fleas, household ants, etc., are not within the scope of this inspection.
